Local, state and federal agencies — as well as private investors — require
that mortgage servicers maintain and preserve the integrity of the
properties associated with their loans. A local or regional field service
company either provides the services needed to meet those requirements or
manages a network of people that perform the work.
For servicers with loans in multiple states, finding and using individual
field service companies in each region can be a time-consuming, costly
process. Market Ready provides innovative, cost-effective solutions.

Market Ready will
winterize vacant properties in accordance with Investor/Insurer guidelines
or as indicated by Client. A winterization generally involves, unless the
applicable guidelines or Client instructions indicate otherwise:
 | Draining of all plumbing and
heating systems as required |
 | using air pressure to clear
the system of water |
 | Adding anti-freeze to all
traps and fixtures |
 | Shutting off water supply to
the property |
 | Disconnecting the water meter,
removing it from the cradle and leaving it on the premises |
 | Disconnecting the feed pipe
leading to the main water valve and plugging or capping it |
 | Placing tags, labels, warning
signs and dates on all items winterized, including Market Ready's
address and telephone number on the tags and labels. |
The exact winterization
procedures followed may vary by the type of system at the subject
property, i.e., dry and wet systems and sump pumps, and by the Applicable
Investor/Insurer guidelines. Where a full winterization is not possible
due to circumstances existing at a property such as a common water system,
a partial winterization will be performed unless the Client otherwise
advises. A winterization is not a certification of the plumbing system or
a guarantee that no freeze damage has occurred or no freeze damage will
occur to the subject property.

Market Ready will
inspect a winterization previously performed at a property to establish
whether it is still effective. Upon instruction, if we find that the
winterization is not in effect, we will winterize the property. Market
Ready will advise the Client of any visible freeze damage actually
observed at the time of performance of the winterization. In the winter
months, Market Ready endeavors to complete winterization services within
24 to 48 hours. In the non-winter months, average completion time frame
is 5 to 7 business days; results are updated to Client within 24 to 48
hours of completion, on average.

No, Market Ready does not charge to provide estimates for your
property. In most cases, our estimator will visit the property, make
an assessment and write up the estimate. Any changes can be made by
you, then the estimate can be approved and work can begin on the project.

Market Ready specializes in the preservation and improvement of vacant
investment and bank owned properties. We also work with HUD's 203K
program to assess a property's revitalization needs and allow the buyer to
roll this cost into their loan.

Though we do have some standard pricing, many projects and clients
require approval of written estimates. In either case, we are unable
to disclose our pricing in an effort to keep our prices competitive.
We have structured our pricing to reflect the wholesale market that we are
in rather than the retail side of general contracting. We focus on
vacant homes and the end result is of great financial benefit to our
clients. Market Ready is an approved vendor for Fannie Mae, Freddie
Mac, OCWEN, Wells Fargo, Litton Loan Servicing and many other financial
institutions.
